Pinhole Leaks in Copper Pipe: A San Clemente Homeowner's Guide

Water splashing from a corroded copper pipe – Pinhole Leaks in Copper Pipe for San Clemente, CA homes

A damp wall, a hiss in the ceiling, a creeping water bill. Why copper pinholes keep appearing in San Clemente homes and when to stop patching.

A pinhole leak is exactly what it sounds like: a hole in copper pipe so small you could miss it, spraying a fine stream inside a wall or ceiling. By the time most San Clemente homeowners notice, there is a stain on the drywall, a soft spot in the floor, or a musty smell in a closet.

One pinhole is a repair. Several over a few years usually means the copper itself has reached the end of its life.

What causes pinholes in copper

Copper does not fail all at once. It wears from the inside, and a few conditions speed that up:

Coastal humidity does not cause pinholes from the inside, but it does speed up corrosion on any exposed copper in garages, under raised floors and at exterior hose bibs.

Signs you have a pinhole leak

Patch or repipe?

When a single pinhole appears, a plumber can cut out the bad section and splice in new pipe. That is the right call the first time.

The trouble is that the conditions that caused the first hole are still acting on every other foot of pipe. If you have had two or three leaks in different spots, or the plumber finds pitting next to the repair, more are likely coming. Each repair also means another opened wall, another drywall patch and another chance of water damage before anyone notices.

Our rule of thumb for San Clemente homes:

  1. First pinhole: repair it, and ask the plumber to look at the cut-out section. Pitting inside is a warning.
  2. Second pinhole in a different area: start planning a whole-house repipe.
  3. Third or more, or any leak under the slab: repipe rather than keep chasing leaks.

How we repipe a copper house in San Clemente

We replace the supply lines with PEX-A (Uponor/Wirsbo expansion, ASTM F1960), which does not pit the way copper does. In Talega and Forster Ranch two-story homes, most runs go through the attic and down interior walls. Slab-level hot lines are rerouted overhead so a future failure cannot happen under the floor. Every fixture gets a new shutoff valve, and the old copper is cut off and capped where it leaves the slab.

Most homes keep their water on overnight and the crew works room by room, so you can stay in the house during the job.
